Mailbox Keys:
The association is not responsible for mailbox key distribution. The previous owner should give you the mailbox keys at close of escrow. If you lose your key or your key or lock breaks, you will need to contact a mailbox services company. One such company is Your Postal Specialist, Steve Woisin: 602-702-1046.
Gate Key / Transmitter:
Please contact Tracy at the community center if you need pedestrian gate keys or gate transmitters. The cost is for a transmitter is $45.00. Cash payment cannot be accepted.
Visitor Parking:
Regular on street parking is not allowed at WestWing Mountain. Your garage and driveway must be used for your parking needs. On those special occasions when you have more visitors that can be accommodated in the garage and driveway, your guests will need to park on the street. Please make sure your guests park in front of your home and do not block your neighbor’s driveways. Visitor passes will be available at the community center for guests who will need to park on the street overnight for a brief period of time.
Assessment Due Date:
The master association assessment fee of $178.00 is due quarterly on January 1st, April 1st, July 1st and October 1st. Benefitted Parcel 13A Montebello has an additional quarterly assessment of $242.00, due at the same time as the master association assessment. Benefitted Parcel 13B Bella Vista has an additional quarterly assessment of $128.00, due at the same time as the master association assessment. Benefitted Parcel 14 has an additional assessment of $222.00, due at the same time as the master association assessment. Benefitted Parcel 30 Alvamar has an additional monthly assessment of $155.50, due on the first of each month.
Assessment Late Date:
The assessment is late if not paid by the 15th of the month it is due.
Assessment Late Fee and Demand Fee:
All payments received after January 15th, April 15th, July 15th, and October 15th are subject to a $17.80 late fee, 10% of the quarterly master association assessment. If the assessment remains unpaid by the 30th of the month, a demand letter will be sent and a $45.00 fee will be applied to the delinquent homeowner account.

ARC Requirements:
All new construction and all exterior changes, including landscaping to existing structures must be submitted to and approved by the ARC prior to commencement of work.
